We structured a tailored facility that repaid the existing lender, immediately stopping default interest from accruing, released additional funds to complete the third, unfinished unit, supported ongoing development costs through a customised development facility aligned with the build programme, and allowed part redemptions as each unit was completed and sold, reducing interest costs and improving cash flow for the client. Outcome
The transaction was completed within a month, giving the client time to complete the project, control over their exit strategy, and a clear, de-risked path to full repayment through phased sales.
