Commercial to Residential Conversion

Property Type: Heavy Refurbishment Bridge

Location

Twickenham, TW1

The Scenario

The borrowers had purchased a commercial retail unit in an affluent part of Twickenham, subsequently obtaining Planning Permission to convert the unit in to a large residential garden flat towards the rear, leaving a smaller retail unit at the front.

They experienced difficulty finding a lender to support their development as it was deemed to be ‘too small’ of a loan for development finance purposes. The borrowers also came under pressure from the existing loan provider as their loan term had come to an end.

The borrowers met one of our BDMs at a property show and explained the scenario. The lend was agreed in principle during the conversation and the borrowers received Terms the next morning.

Inflow were able to provide Terms for the loan facility and source an expedited survey, enabling a quicker completion.

The borrowers were thrilled they were able to embark on the development journey and were very complimentary of the simplicity of the process and support they received from Inflow.
