The Scenario
The borrowers successfully acquired a commercial retail unit in a prosperous area of Twickenham, known for its vibrant community and appealing amenities. After completing their purchase, they sought to enhance the property’s value and usability by obtaining planning permission to transform the existing retail space into a spacious residential garden flat at the rear while maintaining a smaller retail unit at the front to ensure some commercial viability.
However, the borrowers faced significant challenges securing financing for their development project. Many lenders deemed the amount they required too small to qualify for traditional development finance, which limited their options. Additionally, the existing loan provider began to exert pressure, indicating that the term of their original loan had expired, thereby compounding the stress of their situation.
During this difficult time, the borrowers attended a property show, where they met one of our Business Development Managers (BDMs). They detailed their predicament and outlined their plans for the property. The BDM listened attentively, understood the urgency of their situation, and agreed in principle to their loan request right there at the event. The next morning, the borrowers received the formal terms of the loan, marking a pivotal moment in their development journey.
Inflow stepped in by providing clear terms for the loan facility and arranging for an expedited survey, significantly accelerating the process and leading to a quicker completion timeline. This swift response alleviated the borrowers’ stress and kept their project on track.
The borrowers expressed excitement and relief at being able to move forward with their development plans. They particularly appreciated the streamlined process and the dedicated support they received from Inflow, which highlighted the professionalism and efficiency of our team. Their positive experience has laid the foundation for their project and fostered a sense of confidence as they embark on this new chapter.
