The Scenario
A broker called the office regarding a client who needed urgent financing for a flat in Hounslow, West London. Their lender had withdrawn at the last minute, causing the client to miss their completion date. Consequently, the seller issued a notice to complete, and the client was now at risk of losing their deposit and the property if the completion funds couldn’t be arranged in time.
The broker asked Inflow for assistance explaining the complex situation, which included a longer-than-usual legal chain involving different solicitors firms and a seller who lived abroad. Inflow took the time to understand the loan and scenario intimately and issued terms on the same day as the enquiry.
The ability to understand the enquiry and act quickly was particularly crucial due to the complexity and timeframe involved. Inflow utilised an AVM for valuation purposes, and the Team worked closely with the broker and solicitors (including over the weekend) to achieve the necessary turnaround, completing the bridging loan within the deadline and preventing the loss of the borrowers’ deposit.
