The Scenario

The Borrowers had a large ground rent portfolio across 11 titles in London. They had existing financing from a well-established commercial lender which was due to redeem.

Inflow was approached to consider lending whilst a sale of the portfolio was sought. The loan required understanding of complexities of a multifaceted commercial asset class.

A bespoke loan facility was provided which accommodated the borrower’s requirements. The loan was completed within 6 weeks of enquiry and enabled the borrowers to proceed with their intended projects.

Due to the Global pandemic the borrowers’ exit strategy of redeeming the loan through a sale of the portfolio was delayed and they pivoted to a new strategy. Inflow took a pragmatic approach on a large complex commercial facility and provided a flexible loan extension.
