The borrowers, midway through a development of a 3-bedroom house and a single-dwelling conversion to 2 flats, faced a funding shortfall.

Challenges arose due to a lack of planning permission for the flat conversion and difficulties securing necessary funding. Despite obtaining planning permission for extensions, funding rejections occurred due to the project being under one title and the absence of planning for the additional flats.

Inflow took a commercial approach, seeing the broader value of the properties. To overcome the financial challenges, we restructured the loan to not only address and settle the existing lender but also provide a further facility of £100k of development funding to finish the new build. This approach not only tackled the immediate funding difficulties but also ensured the successful completion of the project, covering both the flat conversions and the new build.
